What is your cancellation policy?

We have updated our Cancellation Policy for all Reservations made on or after June 10, 2025. For any Reservation made prior to and including June 9, 2025, our previous Policy remains in effect. Please call us with any questions.

Payments are auto charged to the card on file unless another method is arranged in advance. We accept Visa, MasterCard, Discover, American Express, debit cards, and wire transfers.

  • Reservations made on/after June 10, 2025 – Cancel up to 30 days before check-in for a full refund (less travel insurance). Inside 30 days, nonrefundable unless re-rented.
  • Reservations made on/before June 9, 2025 – Cancel up to 60 days before check-in for a full refund minus a $295 fee (and travel insurance). Inside 60 days, nonrefundable unless re-rented.

Early check-in and late check-out are typically not available to allow for thorough cleaning and preparation.

We are arriving late, is that a problem?

Not at all. You will receive a pre-arrival email with your unique door code or lockbox instructions for self-check-in.

Can I have mail or packages sent to my rental?

We do not recommend shipping directly to your vacation home. For secure package receiving, we suggest using a local mail service in Sarasota or Siesta Key Village.

Can we clean the home ourselves to avoid the cleaning fee?

No. Our professional cleaning team ensures every home meets high safety and quality standards, including commercial laundering of linens and towels.

Can I bring a pet?

Dog-friendly homes allow:

  • Maximum of 2 dogs, combined weight ≤ 50 lbs
  • $250 cleaning fee per stay
  • Breed and behavior restrictions apply

Service animals are always permitted in compliance with the law. Emotional Support Animals must follow the standard pet policy. Please read over the Terms and Conditions for additional pet policies.

Do homes have internet access?

Yes. All Siesta Key Luxury Rental Properties include Wi-Fi. Login details are provided at check-in.

Are toiletries or paper goods provided?

Yes. A starter kit includes: laundry pod, dish soap, dishwasher pod, sponge, kitchen wipes, paper towels, trash bags, lotion, body wash, shampoo, conditioner, soap, and toilet paper. Guests replenish as needed during their stay.

Do you provide linens and towels?

Yes. All homes include freshly made beds, bath towels, kitchen towels, and beach towels.

How far are homes from the beach?

Many of our Siesta Key vacation rentals are within walking distance to Siesta Beach or Crescent Beach. Each listing includes a map so you can view the exact location before booking.

Do you provide beach gear?

We provide beach towels chairs, umbrellas and coolers (quantity varies by property). Any additional gear may be rented through our preferred local partners.

Do homes have laundry facilities?

Most homes have in unit washers and dryers. Some condominium communities offer shared laundry facilities.

Can you help with in home technology?

Yes. Our local Guest Services team is available to assist with TVs, Wi-Fi, and other in home technology questions.

Do we have to clean before check-out?

No. Simply follow the check-out instructions provided by email and leave the home in good condition.

How big are the pools?

Pool sizes vary by property. Many private pools are approximately 14’x28’, but please refer to your specific listing for details.

Are pools heated?

Many of our homes offer heated pools at no additional charge, professionally maintained for your safety and enjoyment, and we kindly ask that guests do not adjust any pool equipment. From November through April, pools are heated to approximately 82 degrees, though rare cold spells may temporarily lower water temperatures or pause heating due to built in safety features. Refunds cannot be issued for weather or temporary interruptions, but our team will respond quickly to resolve any equipment issues during your stay.

Is Red Tide affecting Siesta Key?

For the most up to date beach conditions and Red Tide information, please check the Florida Fish and Wildlife Conservation Commission website.

Are kitchens fully equipped?

Yes. Kitchens include cookware, dishes, utensils, and standard appliances. Pantry items are not provided for safety reasons.

Do homes have a barbecue grill?

Many homes include propane grills. Please check your specific property amenities or contact our team to confirm.

Can I host an event, wedding, or party?

Events may be permitted with prior approval, event fees, event insurance, and any required local permits. Please contact Siesta Key Luxury Rental Properties for details.

How do we get to Siesta Key?

Siesta Key is accessible via two main bridges from Sarasota:

  • Stickney Point Bridge (south access)
    Siesta Drive Bridge (north access)

How can we get around Siesta Key?

Options include:

Should we rent a car?

A car is recommended if you plan to explore Sarasota, St. Armands Circle, Lido Key, or downtown attractions. On Siesta Key, many guests prefer the trolley or rideshare services.

Is there a supermarket on Siesta Key?

Yes. Siesta Key has a local grocery store in the Village, and larger grocery stores like Publix are located just off the island in Sarasota.

Are there shops and restaurants nearby?

Yes. Siesta Key Village offers boutiques, coffee shops, casual dining, live music venues, ice cream parlors, and waterfront restaurants.

  • Sarasota-Bradenton International Airport (SRQ) – approx. 25 minutes
  • Tampa International Airport (TPA) – approx. 75 minutes
  • St. Pete-Clearwater Airport (PIE) – approx. 75 minutes

Is there airport shuttle service?

We recommend arranging private car service or rideshare from the airport. Our team can provide recommendations.

Where is the nearest medical facility?

Sarasota Memorial Hospital – approx. 20 minutes
Urgent care centers are located in Sarasota near Stickney Point Road.

What is the lowest temperature the AC can be set at?

Our central air systems are set for safe and efficient operation, with cooling limited to a minimum of 72 degrees in summer and heating up to 68 degrees in winter, based on manufacturer recommendations. In Southwest Florida’s extreme heat and humidity, AC systems are designed to cool approximately 20 degrees below the outside temperature, and lowering the thermostat further will not cool faster but may cause system damage. Smart thermostats are installed to protect the home and ensure consistent comfort, and we appreciate your understanding in helping us maintain the property for all guests.

How big is the island?

Siesta Key is 3.5 square miles and 8 miles long. 2.4 square miles on the island are land while 1.1 square miles are water. The island’s population is 7,150 with a density of 3,120.1 people per square mile.

How big is the beach?

Siesta Key has several beach access points and coastal parks through its 8-mile stretch, so there are plenty of opportunities for beachgoing. Siesta Beach is the largest beach on the island and comprises over 100 acres with several hundred parking spaces, and it is the island’s top beach attraction. However, you’ll find plenty of other convenient beach access points near Siesta Beach with additional parking and fewer people during the most popular days.

What are the most popular things to do?

No matter what time of the year you decide to visit Siesta Key, you’ll find plenty of exciting things to do and attractions to keep you busy, especially when it comes to beachgoing and ocean sports. Visiting the world-famous beaches on the island is one of the most common activities, and on any given warm day you’ll find the public beaches on the island packed.
